Commercial Manager (On Hold) Full Time

The Commercial Manager holds a pivotal and crucial role in management and the execution of the bidding process and other financials for High-End Custom Residential Projects in the range of $8m to $20m. The Commercial Manager must have a comprehensive understanding of the Construction Industry, and possess the ability to lead a team of Quantity Surveyors, and other divisions of Construction.

Duties and Responsibilities:

• Lead and oversee the day-to-day operations of the Commercial Department and the Procurement Department, provide mentorship, coach, and direct the department tailored to each team member’s strengths while implementing strategies for structural growth in areas of improvement.
• Drive budget creation and implementation, conduct ongoing reviews of project costs, ensure current project pricing is accurate, manage annual expenditure across various projects, and identify and address issues across 16 construction divisions.
• Work Closely with CFO and members of the Accounting team for monthly preparation of P&Ls.
• Demonstrate efficiency in managing multiple priorities and facilitating high-volume communication.
• Lead bidding processes for new projects and negotiate contract terms. Finalising and reviewing a full spectrum of possible risks, rewards and opportunities.
• Manage the Recruitment and Supervision of Contractors and Vendors.
• Develop and monitor Cash Flow Projections for the company and individual projects in collaboration with Quantity Surveyors and Site leads.
• Conduct comprehensive reviews of Project Cost Reports, identify and address Budget and Construction schedule concerns.
• Analyze monthly company finance reviews, including direct and indirect costs, and collaborate with the Accounting Team on overall Expenditure.
• Handle AIA contract documentation for both projects (Client/Contractor) and Subcontractors.
• Leverage extensive experience in building and project pricing providing insight to both CEO and Clients.
• Apply critical and analytical thinking to problem-solving, maintaining a proactive “solution-oriented” approach.
• Be in the position to step in and manage full project admin, ie. Create, track, and manage change orders, Payment applications, cost reporting, subcontractor payments, labour expenditure and sub-contractor negotiations.
• Oversee Supply and Material Procurement and Tracking. Address and identify procurement solutions, both locally and internationally
• Manage the submission and tracking of Payment Applications.
• Supervise all team members within the Commercial and Procurement departments.
• Provide regular updates to the CEO/Construction Director on the progress of each project under supervision.

Requirements:

• Degree qualified within Quantity Surveying or Commercial Management.
• RICS accredited (advantageous)
• 8+ years within a senior/management capacity, inclusive of operating within a Commercial Manager role.
• Experience of leading a team of Quantity Surveying and Procurement professionals
• Solid experience in luxury new build construction projects, where exposure to Luxury/Prime Residential sector will be highly advantageous. Exposure to the Hospitality and Commercial sectors will also be preferred.
• Strong experience within Estimating and the Bid Process.
• IT Skills – preferred within Toolbox and Bluebeam software’s, as well as a high proficiency in Excel, and other MS Suite packages.
